The reality behind the walls

Demo day often reveals what years of normal use — and previous shortcuts — leave behind. Common hidden issues we uncover in exterior projects:

  • Rot behind siding boards — especially near the foundation line and at eaves where water collects
  • Moisture infiltration around window and door frames that has reached the framing and gone unnoticed
  • Improper original flashing that has allowed long-term water intrusion without visible exterior signs
  • Foundation-level moisture issues that cosmetic siding work alone will not resolve

Plan ahead before materials are chosen

Siding material

Fiber cement (Hardie) holds paint well and resists impact and rot. Vinyl requires less maintenance but has a different look, feel, and lifespan.

Window energy rating

Double-pane low-E glass makes a measurable difference in summer cooling costs in North Texas. Verify the U-factor and solar heat gain coefficient before ordering.

Entry door type

Fiberglass doors hold up better than wood in Texas heat and humidity. Steel is the most secure option and performs well in direct sun.

Exterior color system

Body color, trim color, and accent color work as a coordinated system — decide on all three before ordering materials to avoid mismatches.

Drainage plan

Grade that slopes away from the foundation protects the slab from long-term moisture. This is worth addressing during siding work rather than separately.
